Deal Closed: 22 Sires St A&B
Boom! Another killer deal in the books. My clients just closed on 22 Sires St A&B, and let me break down why this one’s a home run:
1. Location, location, location.
This property is in Cannonborough/Elliotborough, one of the coolest and most eclectic neighborhoods in Charleston. It’s walkable, has that quintessential Charleston vibe, and is the kind of place people want to be.
2. Major value-add potential.
We locked this in at $562/sqft. Comps for similar uses in the area? $850/sqft—as-is. You can do the math on the upside here.
3. Downtown deals are nuanced.
Here’s the thing: this was priced on the low end for the area. Why? Because most buyers didn’t see the opportunity. With a little strategy and some smart updates, this asset is primed to force appreciation.
4. Motivated seller + overlooked property.
The owner was ready to sell, but this one got missed by a lot of buyers because:
It was mislisted on MLS as a single-family home (completely wrong audience).
Two long-term leases scared off potential buyers.
But here’s where the magic happened: I negotiated a buyout for one tenant so my clients can start renovations now while still collecting cash flow from the other unit. Win-win.
